Main steps
STAGE 1: Expectations
Before you set foot in beautiful Portugal let’s manage those expectations. Have you really thought through why you are buying? Is it a permanent move or a weekend/holiday home or purely an investment? Are you looking for an established property or a new build? Do you want to be close to the airport/beach/facilities or out in the wilds? Do you know your budget? Location – Algarve, Lisbon, Porto, or somewhere more rural? All these and other issues can be discussed in the UK before you travel. We can set up a free initial consultation either over the phone, in person or increasingly these days by zoom. We can walk through your options, offer some provisional thoughts and home in on what your requirements are. If a mortgage is required, we can get some provisional thoughts based on your circumstances. The key to this stage is to get you to a position you can travel with confidence.
STAGE 2: Get the Support
Based on the free initial consultation and if you are happy, we can move to the next stage. We can introduce you to trusted agents and property developers who can show you properties that match your specifications. By providing them with information upfront your time will be spent productively viewing property you want to see and in line with your budget and expectations rather than wasting time on property they want to “sell” you. You have earmarked precious time to visit Portugal and spent money getting there, you want to make the most of your time away.
STAGE 3: Find the Property
Should you find a property you like and want to make an offer we can help you negotiate with the agents / vendor to get you a realistic deal which both sides will be happy with. If a price is agreed, we can introduce you to lawyers known to us who are independent of agents /developers / vendors. Whilst the temptation is to use the agents contacts, we feel a truly independent approach is advisable. With your lawyer we can guide you through the process of obtaining fiscal numbers and other purchase documentation leading to a promissory contract. Although the legal system is different in Portugal this point is the equivalent of exchanging contracts in the UK the difference being a deposit is usually paid.
STAGE 4: Complete and Relax!
Completion / The Deed. Depending on your circumstances we can help with associated services. Do you need a furniture pack? Do you need work done on the property? What about telephone lines, broadband, utilities? Are you renting out and want a reliable management company? There are a range of services we can refer you to as and when required.
